About the Development

Skeleton Structure

The skeleton of the building is of a reinforced concrete, frame structure designed on the basis of the stringiest code of strictest practice for earthquake rules and regulations. The foundations are also of reinforced concrete type and the result of a soil investigation whereby the ground bearing capacity is established.

The structure is designed based on B.S. – CYP Code of Practice for framed concrete structures and the steel reinforcement is in compliance to E.U. standards and requirements.

Walls

The external cladding walls are 200mm and built in hollow clay bricks. All internal partition walls are also of the same type but 100mm thick. The walls are covered in three coats of smooth finish plaster internally and three coats externally. Painting or any other type of finish on the external surface will be applied as entailed in the Architectural drawings and details.

Wall and Ceiling Finishes

Internal wall surface will receive three coats of emulsion paint. External wall surface will receive two coats of external paint or special weatherproof finishing agent according to the Architect’s instructions.

All ceiling finishes will receive two coats of spatula and three coats of paint. All walls in bathrooms and toilet will be fitted with ceramic tiles from finished floor to door frame height, at purchase price of CYP 7.00/m².

Floor Finishes

Bathrooms and toilets: ceramic tiles @ purchase price of CYP 7.00/m²

Bedrooms: ceramic tiles

All other internal areas: ceramic tiles @ purchase price of CYP 7.00/m²

Sanitary Units

Sanitary units and fitting will be in accordance with the drawings.
All fittings and accessories will be of European standards.

Carpentry

The external door will be of aluminum and double glazed windows.
All kitchen cupboards will be made of beech or Oak wood.

Electrical Installation

Electrical installation will be done in accordance with the drawings and approved by E.A.C. The following are included.

  • Electric bell at the entrance.
  • Provision for telephone installation at living room and telephone extensions in main bedrooms.
  • Provision for the installation of TV.
  • Provision for kitchen hood extractor.
  • Provision for washing machine.

Plumbing Installation and Hot & Cold Water Supply

Plumbing and drainage installation will be done in accordance with the drawing. All hot and cold water recirculation will be done with a “pipe-in-pipe” system using propelanium pipes E.U. origin. Each dwelling will have its own solar-thermal unit for provision of hot water.

Air Condition

Provision will be made with all necessary electrical and mechanical piping, ready to receive “split unit” air conditioners in all bedrooms and living-room area.

General Note

The customer has the discretion of choosing all the above in any color he want. Within the price range mentioned above.
