About the Development

The "Hotel des Deux Domaines" offers a unique investment opportunity. Set in the picturesque village of Belle Plagne, part of the leading high-altitude French ski area of La Plagne, the location is truly spectacular.

The hotel is located at the entrance to the village of Belle Plagne, one of the prettiest villages in La Plagne and the Paradiski area and at an altitude of 2,050 metres.

The hotel is built with traditional materials but with a modern interior design, providing guests with all the creature comforts that you would expect from a four star hotel.  The hotel has a total of 21 suites and 41 rooms, all spaciously and comfortably furnished. The property is ski out and ski in - a great sales point for a ski destination.

Belle Plagne

Belle Plagne stands over 2,000 m above sea level and benefits from abundant snow cover and sunshine. The resort is fully pedestrianised and combines contempory living standards with traditional alpine architecture and affords stunning views over Mont Blanc, the Beautiful mountains and across to the Italian Alps. Belle Plagne is part of "Paradiski, one of the world’s largest ski domains, extending to 425 km of piste and is linked to Les Arcs, in a mere four minutes, by the ultra-modern Vanoise express cable cars. The resort is easily accessible and is conveniently located for motorway and rail links, as well as the international airports of Geneva, Lyon, Chambery and Grenoble.

We are now pleased to announce the release of Phase II: sixteen luxury, double rooms within this high specification, newly-built four star hotel. All rooms are fully furnished to an exceptionally high standard and offer guaranteed rental incomes, underwritten by a 9 year commercial lease with a UK leading tour operator.

The Hotel

The four star "Hotel des Deux Domaines" is ideally situated in the resort with direct access to the slopes offering ski-in/ ski-out access. Phase II comprises a choice of sixteen double rooms, each with private balcony. All interiors and furnishings are designed to an uncompressing standard and include king-size beds, luxurious carpets, quality hand-picked fixtures and fittings.

Owners’ weeks

In accordance with the terms of the Lease, the Owner is allowed the use of their room(s)/ suite(s) for a maximum of one ‘high’ week (defined as the six weeks covering Christmas, New Year, the two UK half-term weeks and the two weeks before and after Easter) and one ‘low’ or ‘mid’ week (i.e. all other weeks) during the 1st December to 30th April period (“Owners weeks”).

  • Owners’ week calculations are based upon a normal winter season being of 17 weeks.  This is broken down as follows
  • High Season          6 weeks (Xmas, New Year, 2 weeks mid-Feb half-term & 2 weeks at Easter)
  • Mid Season            5 or 6 weeks
  • Low Season            5 or 6 weeks

The rent reductions for owners’ weeks are as follows:-

  • High Season           0.4% p.a. of the annual rent
  • Mid Season            0.3% p.a. of the annual rent
  • Low Season            0.2% p.a. of the annual rent
  • 2 summer weeks – owners will not be charged for week’s accommodation in the summer – which will typically cover the last two weeks in July and the month of August – but will receive a charge for the provision of Esprit services

Other benefits

  • Owners have the ability (subject to availability) to swap their owners weeks in Belle Plagne for similar weeks in other Esprit Holidays locations on a like for like basis
  • Profin has negotiated a catering option with Esprit:  £ 100 per person per week for half board catering in the hotel and £ 70 for children under 12
  • Flights – Esprit will offer clients flights and transfers at their base price
  • All other Esprit services are as per prevailing brochure prices
  • 100% mortgages are available
